Timber Villas, Sea Wind, and Pine-Forest Ground

Jūrmala isn't a typical Pierīga municipality - it's a city with its own building character shaped over decades, and one that expresses itself differently in every neighborhood. In Dubulti, Melluži, Jaundubulti, and Bulduri, many timber cottages and villas still stand from the early 20th century and the Soviet era, whose roof structure is often valuable and worth preserving, while the outer covering - frequently slate or aging sheet metal - has long needed replacing. The most commonly requested work here is roof covering replacement, where we preserve the structure and renew only the outer layer, membrane, and battens - important for the historic look and character of these timber houses.

The historic buildings of Dzintari and Bulduri, part of which lie within Jūrmala's cultural-heritage protected area, come with extra requirements - the type of roof covering, its color, and even the profile of a tile or shake imitation often need to be agreed with the building's historic character, since many villas in this area are architecturally significant and fall under municipal oversight. On these projects, during the site assessment we always check whether the property carries protected-status restrictions and adapt the material choice accordingly, so the building's original visual character is preserved while still achieving modern waterproofing and ventilation standards beneath the visible covering.

Salt air, high humidity, and shifting sandy ground place extra stress on the roof structure and its foundation - which is why for older buildings we often choose full roof replacement, including a rafter inspection and reinforced ventilation that reduces the risk of timber rot from the humidity typical of a pine forest. The coastal microclimate brings more frequent swings in temperature and humidity than inland areas, so in material selection we favor coverings with higher corrosion resistance - even for metal roofing, we use a different coating specification here than, say, in the Pierīga municipalities, to avoid premature salt-driven wear.

How Jūrmala properties are used is also split - some villas and cottages in Melluži, Asari, and Vaivari serve as seasonal residences occupied mainly from May to September, while an increasing number of owners choose Jūrmala as a permanent home, especially in the Dubulti and Bulduri areas, which sit closer to the rail line and offer convenient access to Riga. This distinction also affects scheduling - for seasonal properties we often plan work outside the busy summer season, while for permanently occupied homes the work schedule needs to be coordinated with residents' daily routines.

At the same time, construction of new, modern houses continues in Jūrmala - especially in the Mežmala, Vaivari, and Priedaine areas, where we carry out full roof installation for new builds using modern covering materials built to withstand coastal weather. On these projects we often use standing-seam roofing or tile roofing, depending on whether the new house is aiming for a modern look or the classic Jūrmala villa aesthetic. Regardless of the area, on every Jūrmala project we also pay special attention to gutter system installation - sandy ground and dense pine planting mean that poorly routed water can cause problems for both foundations and nearby trees.
