Roofing Prices and How a Quote Comes Together

An honest approach to pricing means promising nothing before a site assessment. Here we explain exactly what affects the cost of roof installation, replacement, and insulation - so you understand the quote, not just receive a number.

Why Price Can't Be Set By Area Alone

Two roofs of identical size can differ in cost by as much as double - depending on pitch, structural condition, site access, and the chosen covering. That's why we don't publish generic "from €X/m²" prices without context - they're misleading and don't reflect the real situation. We prepare an accurate quote only after a free site assessment, once we've seen the structure, measured the area, and discussed what you want.

Factors that affect cost

What Shapes a Roofing Quote

Roof area

Most materials and labor items are priced per square meter - but not all of them.

Roof shape and pitch

A more complex shape means more detail points, more offcuts, and longer working time.

Number of storeys and height

Affects the safety equipment needed and how materials are delivered.

Site access

Narrow access routes or a built-up yard can require extra logistics.

Covering and material choice

Metal, tile, standing-seam, and shingles all differ in both material and installation cost.

Structural condition

For a full replacement - the condition of the rafters and battens determines how much needs replacing.

Membrane and battens

The breather membrane and batten system make up a significant part of the installation quote.

Number of chimneys and roof windows

Every detail point requires extra labor and material regardless of roof area.

Ridge and eaves length

These details are priced per meter, not as part of the general area.

Gutter system

Material (metal or PVC) and length affect the overall quote separately from the covering.

Debris removal

The volume of old covering removed and its disposal is included in the quote as a separate item.

Scaffolding or a lift

Tall or hard-to-access sites require additional equipment.

What's Always Included in Our Quote

  • A detailed list of material and labor line items - itemized, not just a total
  • A clearly stated warranty period for the work
  • Information on how VAT applies
  • Debris removal and disposal costs, where applicable
  • The validity period of the initial quote

If additional work turns up during the project (for example, damaged structure found beneath the old covering), we always agree it with you before proceeding - the quote never changes without your approval.
