Aging Coverings on Soviet-Era Single-Family Homes

Jelgava is Latvia's fourth-largest city, and that sets it apart considerably from the other Pierīga municipalities we cover - it has its own established urban infrastructure, denser single-family neighborhoods, and a substantially larger total housing stock than, say, Baldone or Garkalne. That means we typically handle several Jelgava projects at once each month, and we're set up to work at a pace matched to a city, moving between neighborhoods in a few minutes rather than tens of kilometers.

A large share of Jelgava's single-family housing was built in the 1960s-1980s, and today these roofs often need not a cosmetic fix but a full roof replacement - from structural inspection through to the new covering. A typical picture from a site assessment: the original slate covering has served 40-50 years, the rafter system has deformed in places from moisture, and the attic insulation was either never installed or has aged and compressed. In these cases we propose a move to a modern metal roof covering or a tile roof, depending on the house's architecture and the owner's budget, and we often combine the replacement with roof insulation since the scaffolding and roof access are already in place.

Jelgava's historic center has a quirk that sets it apart from other Latvian cities - the city was heavily destroyed during the Second World War, and much of the center's building stock was rebuilt in the postwar years following that era's architectural principles. That means many seemingly "old" buildings near the center are in fact postwar structures with a specific roof design and pitch, different from both the interwar period and today's standard solutions. Working in these districts, we carry out careful roof covering replacement, preserving the building's overall architectural character and the street's streetscape, which matters greatly to the city's identity in central Jelgava.

Alongside this, new single-family development areas are also growing on Jelgava's outskirts - particularly toward Kalnciema ceļš and Pārlielupe, where land is cheaper than in the city center but infrastructure is already well developed. Here we carry out full roof installation for new builds, from the timber structure through to the final covering, and we frequently install roof windows where the attic space is planned as living area.
