Construction

How Eaves Finishing Is Built

The eaves zone is a multi-function detail - finishing, ventilation, and gutter fixing all at once.

1. Rafter end preparation. Before cladding, we inspect and, if needed, level the rafter end line, so the bargeboard and soffit installation runs evenly along the full length.

2. Soffit framing. Where the eaves shape requires it, we add extra battens or framing elements to fix the soffit panels to on the horizontal plane.

3. Ventilation gaps. We plan a continuous or perforated ventilation zone in the eaves cladding, connected to the under-roof air space - without it, the roof insulation and timber structure are at risk of condensation.

4. Bargeboard and eaves flashing installation. Finally, we install the bargeboard along the roof's side edge and the eaves flashing, which also serves as the fixing base for gutter brackets.

Air Intake at the Eaves - A Frequently Overlooked Detail

The most common mistake in eaves finishing is a completely sealed soffit with no ventilation - it looks tidy, but it seals off the under-roof space's only natural air-intake route. As a result, moisture from heated rooms that reaches the insulation can't be removed, which over time threatens the timber structure and the insulation's effectiveness.

Just as important is a bird guard beneath the first row of covering - it lets air flow freely while keeping birds and insects from getting under the covering through the ventilation gap.

The eaves/verge is the roof overhang zone as a whole - the part that projects beyond the wall. The soffit is the lower, horizontal surface of that overhang.
