Older Housing Stock and New Development Areas

Salaspils is one of the few Pierīga towns with a distinct history as a science and industry center - during the Soviet era, a nuclear reactor and several research institutes were established here, and with them came single-family housing built for workers during that same period. This history directly shapes the roofs we encounter today: much of the older housing stock is uniform and functional, but structurally dated.

These Soviet-era single-family houses often share the same recurring problems - insufficient or entirely absent roof ventilation, which over the years has caused rot in the timber structure and battens, along with thin, long-outdated insulation layers. That's why a cosmetic fix usually isn't enough on these properties - a full roof replacement is needed, during which we renew the battens, the ventilation gap, and the waterproofing layer, so the new covering lasts as long as intended rather than repeating the previous structure's mistakes.

Alongside this older housing, new residential areas with an entirely different roof specification are actively developing in and around the town - particularly toward Saulkalne and the Šķirotava road direction. In new builds, demand is focused on roof installation, where modern ventilation and insulation standards are followed from the very start - often with a metal or standing-seam covering, which achieves a clean, modern architectural look and requires minimal upkeep in the years ahead.

Salaspils's proximity to Riga, combined with the presence of rural areas on the municipality's outskirts toward Ropaži and Ikšķile, also means a wider range of house types - from compact, 100-130 square meter town houses to larger rural homesteads where roof area exceeds 250 square meters and the pitch configuration significantly affects the scope of work and the quote.

In the older neighborhoods we also often handle attic insulation as a standalone project - many owners who aren't yet ready for a full roof replacement choose to at least improve the insulation to reduce heating costs, and postpone covering replacement to a later stage. In these cases, during the site assessment we always explain which parts of the work can be done separately and which are more cost-effective to combine into a single visit, so the owner can make a decision that fits both the condition of the house and the budget.

Salaspils's location between Riga and Ogre, along with its proximity to the banks of the Daugava, means many properties also have specific microclimate considerations - higher humidity levels in the autumn and spring months affect both the choice of waterproofing layer and the chimney flashing details.
